PV = initial cost + Σ (annual maintenance + energy) ÷ (1+r)^t + Σ major repairs ÷ (1+r)^t + Σ replacements ÷ (1+r)^t. Equivalent annual cost = PV × r ÷ (1 − (1+r)^−n). Cost per sq ft per year = EAC ÷ area.

How it works

Commercial roofs are almost always bought on installed price per square foot, which is the wrong number. The right number is cost per square foot per year over the ownership period, discounted, because a $9 roof that lasts 25 years with cheap maintenance beats a $7 roof that lasts 15 and leaks from year 8. Lifecycle costing makes three things visible that a bid comparison hides: the second replacement inside the analysis period, which dominates the present value whenever service life is shorter than the hold period; the compounding effect of maintenance and energy, which on a large low-slope roof over 30 years can rival the initial installation; and the value of a restoration coating, which resets the clock on an aged roof for roughly a third of replacement cost and therefore often produces the lowest lifecycle cost of any option. This is the standard analysis for a capital plan submission and it is how facility managers justify a premium system to a CFO.
