How does the formula work?

Ordered area = roof area × (1 + waste %). Rolls = ceil(ordered area ÷ (roll width × roll length)). Seam length ≈ ordered area ÷ roll width − roll length. Adhesive pails = ceil(ordered area ÷ coverage per pail). Total = membrane + adhesive + seam tape + (squares × labor).

How it works

EPDM — the black synthetic rubber roof — has the longest field track record of any single-ply membrane in North America, with roofs from the 1980s still in service. Its economics differ from TPO in two ways that matter to an estimator. First, EPDM comes in sheets up to 50 feet wide, so a large open roof has a fraction of the seam footage of a 10-foot TPO layout, and seams are where single-ply roofs fail. Second, EPDM seams are taped and primed rather than heat welded, so the adhesive and primer line items are real money and workmanship in cold or damp conditions is critical. Black EPDM absorbs heat, which is an advantage in northern heating-dominated climates and a liability in the South, where a white or ballasted assembly should be specified instead.
