How does the formula work?

Ordered area = roof area × (1 + waste %). Rolls = ceil(ordered area ÷ (roll width × 100 ft)). Seam length ≈ ordered area ÷ roll width − roll length. R-value = polyiso inches × 5.6. Total = membrane + insulation + (squares × labor) + (squares × tear-off).

How it works

TPO is the dominant commercial low-slope membrane in the United States because it is white (high solar reflectance, lower cooling load), heat-weldable and cheaper than PVC. Cost is driven by four things and only four: membrane thickness and attachment method, insulation thickness required by the energy code, labour productivity on the deck, and whether the old roof comes off. A 60 mil mechanically attached system is the volume product; 80 mil or fully adhered adds cost but survives foot traffic and wind uplift far better. The insulation is frequently the biggest line item — ASHRAE 90.1 and IECC now push most U.S. climate zones toward R-25 to R-30 above the deck, which is 4.5 to 5.5 inches of polyiso, not the 2 inches on the roof being torn off.
