Loaded cost = job cost × (1 + overhead %). Pricing from margin: price = loaded cost ÷ (1 − margin). Pricing from markup: price = loaded cost × (1 + markup). Markup needed for a target margin = margin ÷ (1 − margin). Margin produced by a markup = markup ÷ (1 + markup).

How it works

This is the most expensive arithmetic error in the trades. Markup is measured against cost; margin is measured against price. A roofer who adds 30% to cost believes they have a 30% margin, but they have 23%. To actually earn a 30% margin the markup must be 42.9%, and for 40% margin it must be 66.7%. Across a year of jobs that gap is the difference between a company that funds new trucks from cash flow and one that finances them. Overhead compounds the problem when it is left out entirely: markup should be applied to a cost figure that already carries the job's share of trucks, office and administration.
