Base = (1% of home value + $1 per sq ft) ÷ 2. Annual budget = Base × Age factor × Climate factor. Age factor: 0.60 under 5 years · 0.85 for 5–14 · 1.00 for 15–29 · 1.25 for 30–49 · 1.45 for 50+. Climate factor: 0.90 mild · 1.00 moderate · 1.20 harsh. Monthly set-aside = Annual ÷ 12.

How it works

Two rules of thumb dominate U.S. home-maintenance planning, and each fails on its own. The 1% rule scales with home value, so it overstates upkeep in expensive coastal markets where the land carries the price and understates it in low-cost markets with large houses. The square-foot rule scales with the physical building — the roof, HVAC, siding and plumbing you actually replace — but ignores finish quality. Averaging the two, then adjusting for the home's age and climate, produces a far more usable number. Age matters because the big-ticket systems fail on predictable schedules: water heaters at 10–13 years, asphalt shingle roofs at 20–25, HVAC at 15–20, and exterior paint every 7–10. A home crossing the 25-year mark tends to hit several of these at once, which is why the reserve fund matters as much as the monthly number.
