The regular method prorates actual housing costs by the office's share of your home's square footage, which usually wins for larger offices or high-cost housing markets but requires records and depreciation tracking. Both methods demand the same qualification test: the space must be used regularly and exclusively for business, and be your principal place of business. W-2 employees have not been able to claim this deduction since the 2018 tax law changes; it is available to self-employed filers on Schedule C.
